We are established architects and technicians working throughout Scotland. We specialise in creating exceptional Scottish buildings from modern and traditional homes to listed building/conservation projects and innovative commercial developments. Our primary skill is in combining imaginative and fresh exterior design with beautiful yet functional interiors, while combining light penetration, creative spaces and sustainable building design with budget in mind.
We aim to give you an open and honest assessment on the prospects of achieving the relevant permissions. This will include identifying opportunities and constraints, applying the planning policy context and advising on the best approach for obtaining planning permission.
We have a wealth of experience in the successful management, submission and negotiation of all planning applications. We take the lead role in managing other specialist inputs required; including our experienced Design Team, Urban Designers, Transport Planners, Environment Consultants, Planning Lawyers, Engineers etc.
Our Design Team will guide you through the relevant building regulations form your project to achieve safe, healthy designs, on budget and with your preferred aesthetic in mind. With years of experience, we are the experts in compliance which means you will get quicker approvals with the minimum of fuss.
Our Architectural Team can be as involved as is required during your project build to project manage, provide expert assistance to builders providing on site guidance and advice., meetings with council officials on site, completion certificates, amendments advice and submission etc.

A.S.Associates are often asked to assist in bringing project teams together and to lead the overall project management through the planning process. We believe in using consultants that we have worked with in the past and have a strong track record in delivering an excellent service to the client. As project managers we always seek to ensure that all complex development matters are addressed and that we work with local authorities to ensure they have all the necessary information required prior to determination of any planning application.

While we strive to achieve planning permission via the normal application process sometimes it is not always possible. Should this be the case we can advise clients on the prospects of achieving planning permission by way of planning appeal or Local Review. Should you wish to proceed with the appeal we can guide and represent you during the appeal process be that by Written Submission, Hearing, or Public Inquiry.
The planning system seeks pro-active and early engagement on development proposals and asks that, where possible, landowners and developers engage, in the first instance, in the consultation process related to Strategic and Local Development Plans. We have vast experience in consulting with Local Authorities and making representations to Development Plans. It is vital that an informed and clear case is put forward for the reallocation of land uses. Engaging in the Development Plan process and achieving a successful outcome can provide greater certainty to the developer on receiving planning permission and can often speed up the time period the Local Authority takes in determining the relevant application.
Planning applications that have been categorised as being ‘Major’ require a formal public consultation exercise to be undertaken and which must inform part of the overall planning application package. A.S.Associates has taken the lead role in many major planning applications and in the running of public consultation events that seeks to provide local communities with greater detail on the proposed development and to answer any questions they may have to provide the most robust basis to submit the planning application on.
Admin Team
Our friendly admin team, Bryony and Jordan, are always available to take your calls or welcome you personally at the office. They spend their days submitting applications, managing the applications through the council system, finding out and passing on information to the Design Team, chasing up the council on your behalf, sending out plans to builders, getting quotes for specialist professionals on your behalf etc.
